The Mechanical Tech II, operates and maintains site-critical Engineering systems and equipment that supply the facility with heat, utility and conditioned water, ventilation, air conditioning, minor plumbing and other environmental and critical systems in accordance with diagrams, operating manuals, industry best practices, and manufacturers specifications. RESPONSIBILITIES: o Perform maintenance on Engineering systems and equipment to include such items as, but not limited to Chillers, IFU, VAV, HVAC controls, building automation systems, utility systems, minor plumbing and fire and life safety system sprinkler systems. o Inspect and adjust mechanical equipment and systems; perform specific preventive maintenance service, as well as general maintenance functions while adhering to energy model for building efficiency. o Make periodic inspections of all Engineering Systems and equipment and monitoring equipment operations, and maintain equipment operating logs. o Proficiency use test equipment and devices pertinent to building operating systems and analyze test results. o Record and report all faults, deficiencies, and other unusual occurrences. Respond to emergency situations and perform any and all task necessary for the protection of occupants and property. o Under minimal supervision, perform data center or mission critical environment maintenance activities. o Operate and maintain critical fuel systems associated with Generator backup systems. o Operate and maintain back flow preventers. o Monitor and control building equipment, operate facilities BAS – Delta Controls. o Disable and re-air fire and life safety system sprinkler systems. o Inspect and adjust mechanical equipment and systems; perform specific preventive maintenance service, as well as general maintenance functions while adhering to energy model for building efficiency. o Operate and maintain gas fired steam boilers. Requirements: o 3-4 years experience in maintenance of facilities with HVAC required. o High School Diploma or GED required. o Vocational or Associates Degree preferred. o Lifting and physical exertion required. o Able to stand for long periods of time. o Daily physical exertion of hands and fingers, reaching, climbing, stooping, kneeling, crouching and or crawling. o Able to walk or sit for a long periods of time. o Must be able to lift and/or move up to 50 lbs. o Specific vision abilities required to include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Desired Skills: o Journeyman license (Electrical, HVAC and/or Plumbing)
