Senior Property Manager
Reporting to the VP of Property Management, this SPM will be responsible for a variety of tasks; but mainly responsible for the planning and execution of capital improvement projects in residential and commercial buildings in NYC. The SPM must be able to supervise and manage multiple projects independently to completion and have a proven track record in executing capital improvement projects and general property management. This position will have direct supervision of several building managers and building staff.
Main Duties: * Supervising other in-house Property Managers is expected * Develop budgets for tenant build-out and other capital improvements * Bidding and awarding contracts for major renovation projects is expected * Coordinate build-outs with tenants, leasing brokers, architects, engineers, and other professionals * Work on new residential projects and the opening of large luxury buildings * Prepare and/or review annual operating budgets * Enforce building maintenance and operating policies * Ensure compliance of housing regulations and building codes * Utilize your knowledge of Union rules and regulations (Local 32) * Address tenant issues and concerns * Negotiate vendor contracts and coordinate repair and maintenance projects
The successful applicant will possess the following requirements (items are required unless noted otherwise): * A College Degree majoring in Real Estate Management, Architecture / Engineering, Construction, Urban Planning, Business Management, or related field * A post-graduate degree is beneficial but is not required * Minimum ten years of full-time work experience in the field of Property Management * Experience in Architecture / Engineering or Construction is a plus * Strong supervisory skills, organizational ability, analytical skills, and verbal and written skills are essential * Interpersonal abilities include being assertive and highly motivated * Aptitude and knowledge of Mechanical Systems is necessary * Proficiency with computers including knowledge of Yardi, Timberline, Skyline, or similar Property Management Software
Additional skills and/or experience: * Blueprint reading (architectural / mechanical) * Drafting and space planning * Project Management skills are preferable
